Episode 24 - June is the Month to Get Ready for Grants

Why June Could Be the Most Important Month for Utah Homebuyers Seeking Down Payment Assistance

"If the funding runs out before you're ready, you could find yourself waiting for the next funding cycle."

"Preparation creates options. It preserves your options."

"June is the month to prepare. This is the time to get preapproved and understand your options."

If you're hoping to buy a home in Utah this year, June may be one of the most important months on your calendar.

Many first-time homebuyers focus on finding the right home, improving their credit, or saving for a down payment. While those are all important steps, there's another opportunity that many buyers overlook: down payment assistance funding.

In this episode of the Utah Home Buyers Quest podcast, I explain why July 1st is a critical date for many down payment assistance programs and why getting prepared in June can dramatically improve your chances of securing funding.

Why Down Payment Assistance Programs Exist

One of the biggest barriers to homeownership isn't the monthly mortgage payment. It's coming up with enough money for the down payment and closing costs.

That's exactly why many city, county, and state programs offer down payment assistance. These programs are designed to help qualified buyers bridge the gap between being able to afford a mortgage payment and having enough cash saved to purchase a home.

When more families become homeowners, communities benefit. Neighborhoods become more stable, families stay longer, and local economies grow stronger.

For qualified buyers, these programs can provide meaningful assistance that makes homeownership possible much sooner than expected.

Why July 1st Matters So Much

Many Utah down payment assistance programs receive new funding at the beginning of their fiscal year on July 1st.

For many programs, the funding available during the previous year has already been exhausted. As soon as new funds become available, buyers who are prepared begin applying immediately.

The challenge is simple: once the money is allocated, it's gone until the next funding cycle.

Some programs have enough funding to last several months. Others may run out within weeks. In certain cases, funding can be fully allocated almost immediately after becoming available.

That's why June is the ideal time to prepare.

By getting preapproved now, you can position yourself to take advantage of funding opportunities before they disappear.

If you're unsure whether you qualify, I'd encourage you to schedule a consultation with me now so we can review your options before the new funding cycle begins.

A Real Example of What Can Happen When You Wait

Several years ago, I worked with a buyer who qualified for a Davis County assistance program that could have provided $50,000 in down payment assistance.

We completed the approval process and quickly found a home. Everything seemed to be lining up perfectly.

Unfortunately, the program ran out of funding on the very day he received approval.

Someone else received the final allocation before his file was funded.

He still purchased the home, but without the assistance. As a result, his monthly payment was approximately $200 higher than it would have been with the program.

It was a difficult phone call to make, and it's one of the reasons I'm talking about this topic today.

Qualifying for assistance is only part of the equation. Timing matters too.

Utah Down Payment Assistance Programs Worth Watching

Every year, I keep a close eye on several Utah programs that help homebuyers purchase homes with less money out of pocket.

Some of the programs I watch most closely include:

  • Davis County assistance programs

  • Utah County assistance programs

  • Own in Ogden programs

  • Layton City assistance programs

  • Utah Housing statewide programs

  • Specialized disability assistance programs

Each program operates differently.

Some offer larger assistance amounts. Others have unique eligibility requirements or property restrictions. Some run out of funding quickly, while others remain available throughout the year.

Because guidelines change regularly, it's important to review current information rather than relying on outdated details you may find online.

That's one of the ways my team and I help buyers stay informed and avoid missing opportunities.

Understanding Income Limits

Most city and county assistance programs receive funding through HUD and use income limits based on Area Median Income (AMI).

In many cases, households must earn less than 80% of the area's median income to qualify.

For example, current limits for a family of four include:

  • Davis County: $96,400

  • Salt Lake County: $98,150

  • Utah County: $94,950

Income limits vary based on household size and location.

One mistake I see often is buyers assuming they need to wait until they earn more money before purchasing a home. Ironically, earning more could eventually make them ineligible for assistance programs.

That's why I encourage buyers to explore their options now rather than assuming homeownership is still years away.

If you're under these income limits, these programs were designed for people just like you.

Five Common Down Payment Assistance Mistakes

1. Waiting Too Long

Many buyers assume funding will always be available.

Unfortunately, assistance programs often operate on limited budgets. Waiting can mean missing an entire funding cycle.

2. Waiting Until You've Found a Home

It's much easier to understand your eligibility before you start shopping.

Knowing which programs are available may influence the neighborhoods, price ranges, and property types you consider.

3. Assuming You'll Qualify

Every program has specific requirements.

Income limits, property restrictions, occupancy rules, and documentation requirements vary significantly.

That's why I always recommend reviewing your specific situation before making assumptions.

4. Assuming It's Free Money

Many assistance programs are structured as deferred loans rather than grants.

Repayment requirements often depend on how long you keep the property, whether you refinance, or when you sell the home.

They're still incredibly valuable, but understanding the details matters.

5. Trying to Figure Everything Out Alone

The rules, timelines, and program requirements can be overwhelming.

Many buyers spend hours researching online and still aren't sure which programs fit their situation.

This is where working with someone who understands these programs can save both time and frustration.

How My Down Payment Assistance Concierge Service Helps

Over the years, my team and I have expanded beyond simply providing information about assistance programs.

Our Down Payment Assistance Concierge Service helps buyers:

  • Identify programs that fit their goals

  • Verify eligibility requirements

  • Navigate application timelines

  • Coordinate documentation

  • Work directly with assistance program administrators

  • Align funding opportunities with home purchase timelines

Rather than sending buyers off to navigate multiple applications on their own, we help manage the process from start to finish.

Because we already have your income documentation and loan information, we can often coordinate much of the process for you.

This can significantly reduce stress and improve your chances of securing available funding before it runs out.

Which Scenario Would You Choose?

Imagine three different outcomes.

In the first scenario, you prepare in June, get preapproved, identify assistance opportunities, and are ready when funding becomes available on July 1st.

You're already shopping for homes, you find one you love, and you're among the first buyers in line to access available assistance.

In the second scenario, you wait until late fall, only to discover funding is nearly depleted and time is running out.

In the third scenario, you wait until the new year and learn that the program that would have been perfect for you ran out months ago.

The difference between those outcomes often comes down to preparation.

The earlier you understand your options, the more flexibility you'll have when the right home becomes available.
